Question 1

What does GUESTSTEAD manage?

Accepted Answer

GUESTSTEAD can manage key areas of the short-let operation including listing optimisation, pricing, reservations, guest communication, cleaning coordination, maintenance coordination, review management, performance monitoring and owner reporting. The exact scope is agreed with each owner.

Question 2

Does the property remain mine?

Accepted Answer

Question 3

Do I keep control of my property?

Accepted Answer

The exact management arrangement is agreed during onboarding. Our aim is to remove the operational workload while maintaining clear communication with the owner.

Question 4

Where does GUESTSTEAD operate?

Accepted Answer

GUESTSTEAD is launching in Liverpool, with the business designed to expand into additional UK markets over time. If your property is elsewhere in the UK, you are still welcome to get in touch.

Question 5

Do you manage multiple properties for one owner?

Accepted Answer

Yes. We work with owners of a single property and with those who own several, and can structure management to suit a small portfolio.

Question 6

Who carries out cleaning and maintenance?

Accepted Answer

We coordinate cleaning and maintenance through appropriate providers and contractors. Any repair costs remain the owner's responsibility and are discussed with you.

Question 7

How is the management fee structured?

Accepted Answer

Fees depend on the property and the scope of management. We explain the fee clearly in your management proposal before you commit to anything.

Question 8

Can you help launch a new short-let?

Accepted Answer

Yes. Where appropriate, we can help coordinate the setup and preparation required to bring a suitable property to market.

Question 9

Do you guarantee income or occupancy?

Accepted Answer

No. Short-let performance is affected by demand, property quality, location, seasonality, pricing and wider market conditions. We focus on professional management and ongoing optimisation rather than unrealistic guarantees.
